Rising at the edge of Long Beach and Seal Beach, the 6700 Pacific Coast Highway development is becoming one of the most significant residential additions to the Alamitos Bay corridor. Positioned along a highly visible stretch of PCH, the project introduces new housing, modern architecture, and a fresh urban presence to an area that has long resisted large scale redevelopment.

The site spans 2.5 acres and was acquired by Holland Partner Group in 2022 for forty one million dollars. For many years, the property was occupied by an aging office building that no longer met the needs of the surrounding community. Demolition wrapped in 2025, clearing the way for construction on a structure that will reshape this gateway into Long Beach.

Scale, Design, and Architecture

Designed by AC Martin, the project totals more than five hundred ninety thousand square feet. The building rises six stories above a multi level podium, forming an E shaped footprint that creates interior courtyards and protected amenity decks on the third level. This configuration improves light, airflow, and visual openness within the community while maintaining a strong presence on Pacific Coast Highway.

The development contains 281 residences that range from studios to three bedroom homes. The unit mix supports a broad spectrum of renters including professionals, small families, and individuals seeking walkable access to retail and waterfront recreation. At street level, the project incorporates approximately 3,100 square feet of retail space intended for neighborhood serving uses.

Parking is contained within the podium and provides 507 vehicle stalls along with dedicated bike parking. This approach satisfies coastal parking requirements while keeping the street frontage active and pedestrian friendly.

A New Chapter for the PCH Corridor

6700 PCH is part of a larger surge of investment along the eastern stretch of Pacific Coast Highway. Along with developments from Onni Group and Carmel Partners, the corridor is projected to add more than 1,300 new apartments over the coming years. This represents a significant shift in density and lifestyle options, marking a transition toward mixed use, walkable, coastal urban living.

The surrounding context is already rich with amenities. 2ND and PCH, Marina Shores, the marina, and the wetlands all sit within minutes of the project. As new buildings come online, this area is expected to experience a rise in retail activity, foot traffic, and general economic momentum.

Affordable Housing at 6700 PCH

A notable feature of the project is the inclusion of thirteen Very Low Income units. These homes are reserved for qualifying households under the 2025 Very Low Income limits for Los Angeles County, which are defined at fifty percent of the Area Median Income. The income thresholds for 2025 are:

• One person household: maximum income of fifty three thousand dollars

• Two person household: maximum income of sixty thousand six hundred dollars

• Three person household: maximum income of sixty eight thousand one hundred fifty dollars

• Four person household: maximum income of seventy five thousand seven hundred fifty dollars

• Five person household: maximum income of eighty one thousand eight hundred dollars

• Six person household: maximum income of eighty seven thousand eight hundred fifty dollars

 

These limits allow a wide range of working residents to qualify. Contrary to common belief, Very Low Income housing often supports earners who hold professional or service based positions but remain priced out of market rate coastal rentals. The thirteen designated units at 6700 PCH will provide meaningful access to stable, regulated rents in a high value coastal community.

What Residents Can Expect

Future residents will benefit from the project’s modern coastal design and curated amenities. The E shaped layout creates multiple landscaped courtyards and sun decks. Units are anticipated to offer contemporary interiors, efficient appliances, and coastal influenced finishes that reflect the surrounding environment.

Ground floor retail is expected to bring small scale neighborhood conveniences to the community. The walkability of the surrounding area, combined with biking paths, waterfront access, and major retail centers just across the street, makes the location desirable for a wide range of households.

Construction Timeline and Outlook

With demolition complete and construction underway, the project is moving through its next major phase. Based on typical midrise construction timelines in Southern California, substantial completion is likely in the 2027 to 2028 range. As the structure rises, it will serve as a visual marker of the growing investment in the eastern coastal edge of Long Beach.

6700 PCH reflects a shift in how the region is addressing housing needs. The development brings new density, a mix of market rate and affordable housing, and a design that supports coastal living without sacrificing architectural character. As the surrounding PCH corridor continues to transform, this project will play a pivotal role in shaping the future identity of Long Beach’s shoreline communities.
