$1,895,000This price represents a strategic reset from the property's previous marketing while remaining supported by the recent $1.86M sale of 24 Via Di Roma. At $1.895M, 86 Via Di Roma offers approximately 200 additional square feet and a two-car garage while entering the market at roughly $954 per square foot. The objective is to reposition the property as a compelling value within Naples, generate renewed buyer interest, and create leverage through increased activity rather than continuing to chase the market with incremental reductions.
$1,895,000 is the better choice if the seller wants to preserve value. It puts you essentially at the same asking price where 24 Via Di Roma went pending, despite 86 being larger and having the extra garage space. 24 ultimately sold for $1.86M, or $1,041/SF. At $1.895M, 86 is only about $954/SF.
$1,849,000 would be my aggressive strategy if the seller's priority is getting it sold quickly. It gets below the $1.85M psychological threshold and creates a stronger value proposition at roughly $931/SF.
Naples Comparable Sales
Naples sales vary enormously depending on exact location, water proximity and property characteristics. Recent neighborhood sales range from $1.4M for 5555 Riviera Walk to $1.725M for 5578 Riviera Walk, $1.86M for 24 Via Di Roma, and well above $2M for materially different properties.
